Hotline for problems with landlords

Discrimination, harassment, unduly high rent: tenants might be mistreated when renting or wanting to rent housing. To stop this, the Good Landlordship Act (Wet goed verhuurderschap) took effect on 1 July 2023. This Act contains clear rules that a landlord must comply with. If a landlord does not comply with these rules, a tenant can report this to the municipality using our report form.

Are you renting a home from Thuisvester?

Then you can only report it to Thuisvester. You cannot report this to the municipality.

You can also submit your report to us at the municipality office or by telephone.

 

Tenants can report if their landlords do not comply with the following rules:

  • they must not discriminate and not harass tenants.
  • they may not ask for more than 2 months basic rent as a deposit.
  • the rental agreement must be in writing.
  • they must inform tenants about their rights and duties.
  • they may not ask for unreasonable service charges.
  • they must comply to additional rules in case of rental to a migrant worker (a migrant worker’s rental agreement must be separate from their employment contract, and the landlord must provide the tenant with written information in the language that the tenant prefers).
  • they must have a rental permit if the municipality requires this.

Based on your report, we will determine whether we can take enforcement action or refer you to another organization that can handle your report.

What do we do with your report?

We are investigating your report. If it turns out that the landlord is violating the law, we will work to stop the undesirable behavior. We can impose a warning or an order subject to penalty.

Would you like to make an anonymous report?

You can make your report anonymously. Please note that anonymous reports make it more difficult for us to investigate a report. You will not receive a confirmation of receipt by email. If you enter your telephone number or email address with your report, we will tell you what happens to your report. If you do not leave any contact details, then we cannot inform you about the status of the investigation.

Are you a landlord?

Then you must adhere to the above rules. If you do not do this, a tenant can report this through us.
